Application tab

Review and edit the Broki application on a file, check it is complete, remind the client, or send it to Velocity or Finmo.

Overview

The Application tab shows the Broki application for a mortgage file: the deal, the mortgage request, the subject property, each borrower's employment, assets, and debts, owned properties, and consent. You can review and edit it, check it's complete, remind the client to finish it, and send it on to Velocity or Finmo.

Brokers and processors use it after the client starts or submits their Broki application. Edits save automatically. Nothing is sent to the client, Velocity, or Finmo until you choose an action and confirm it.

At a glance

The Application tab is where you review the Broki application on a mortgage file.

  • The tab appears only when Show Broki application tab & link is on under Settings > Applications > Application Links. That setting is per person and is off by default.

  • Edits save automatically. Validate application flags fields that still need attention.

  • Application reminder emails each selected recipient a link to the Broki application.

  • Push to Velocity is one-time. Update in Finmo can be repeated. Nothing is sent until you confirm.

Before you begin

Before you use the Application tab, turn it on, set up the application link, and check Velocity or Finmo access if you plan to push.

  • The tab appears only when Show Broki application tab & link is on under Settings > Applications > Application Links. This setting is per person and is off by default.

  • To send reminders, generate your Broki application link under Settings > Applications with Generate link.

  • Push to Velocity appears only when all of these are true: the file owner has an active Velocity connection; you're the file owner, an admin, or your role can use the organization's Velocity credentials; and the file isn't linked to Finmo only.

  • Push to Finmo follows the same rules, using Finmo instead of Velocity. It's hidden on files linked to Velocity only.

  • Velocity and Finmo connections are set up under Settings > Connections.

  • To send email from your own mailbox, connect Gmail, Outlook, or Rackspace under Settings > Connections. Otherwise, reminders go out through Broki's default email service.

Step-by-step instructions

These steps cover reviewing the application, reminding the client, and sending it to Velocity or Finmo.

Review and edit the application

Review and edit the application on the Application tab. Changes save on their own.

  1. Open the mortgage file and select Application in the file tabs.

  2. Use the section list to jump between sections: Deal Intent, Mortgage Request, Subject Property, Borrowers (with Employment, Assets, and Debts), Owned Properties, and Consent.

  3. Check the summary strip at the top. It shows Closing, Subj. financing, the purchase price or property value, Total mortgage, Down payment, and LTV.

  4. Edit any field. Changes save automatically a moment after you stop typing.

  5. To see the file's documents beside the application, select Open documents. To work without distractions, select Full screen.

Check the application is complete

Check the application is complete with Validate application.

  1. Select Actions > Validate application.

  2. If everything is filled in, Broki shows "Application is complete and ready for Velocity".

  3. Otherwise, Broki shows "N field(s) need attention", and sections with problems get a badge. Use the jump button to go to the next field that failed validation.

  4. Fix each field. Its warning clears as soon as it's valid.

Remind the client to finish the application

Remind the client to finish the application with Application reminder.

Before you continue: this emails each selected recipient right away.

  1. Select Actions > Application reminder. The Application reminder window opens.

  2. Check Application link (included in email). Select Copy if you also want to share it another way.

  3. Under Recipients, choose who gets it, or select Select all.

  4. Under Documents remaining, tick any pending documents to list in the email.

  5. Adjust Email heading, Subject, and Custom message. Optionally add CC (optional) or BCC (optional), a Signature, and the Email provider.

  6. Check the Preview, then select Send reminder.

  7. Broki shows "Application reminder sent", or "Application reminder sent to N recipients".

Push the application to Velocity

Push the application to Velocity from Actions when you want a new Velocity deal linked to this file.

Before you continue: pushing creates a new deal in Velocity. It's one-time and can't be undone. The file stays permanently linked to the Velocity deal.

  1. Select Actions > Push to Velocity.

  2. Review the summary in the Push to Velocity window: the borrower count, the purpose, and the amount.

  3. Select Push to Velocity. Broki saves your latest edits and checks the application first.

  4. When it's done, Broki shows "Pushed to Velocity" with the Velocity loan code and "This file is now linked to Velocity." Any notes from Velocity are listed under "Velocity accepted the deal with these notes:".

  5. From then on, the menu shows Push to Velocity · Linked with the loan code, and it can't be selected again.

Push or update the application in Finmo

Push or update the application in Finmo from Actions.

Before you continue: this sends the application to Finmo.

  1. Select Actions > Push to Finmo. Once the file is linked, this option reads Update in Finmo.

  2. Review the window. Broki saves your latest edits and checks the application before sending.

  3. Select Push to Finmo, or Update in Finmo if the file is already linked.

  4. Any notes from Finmo are shown under "Finmo accepted the push with these notes:".

You can update in Finmo again after further edits.

Save or update an assessment

Save or update an assessment to keep a named copy of the current application.

  • Save as new: saves the current application as a named assessment. Broki shows "Saved as "[name]"".

  • Update existing: overwrites a saved assessment with the current application.

Push the numbers into Presentation Hub

Push the numbers into Presentation Hub when you want them in Client Qualification or Scenarios.

  • Push to Client Qualification: imports the numbers into Client Qualification in Presentation Hub. Choose Use current application data or Use saved assessment.

  • Push to Scenario Builder: prepares an assessment for Scenarios in Presentation Hub. Choose Create assessment from current application or Use saved assessment. Then, in a scenario, use Import financials or Import debts.

Practical examples and other ways to use it

These examples show other ways to use the Application tab.

  • Client stopped halfway. Jordan Example started the application but hasn't finished. Send an Application reminder that lists the documents still outstanding, so one email covers both.

  • Ready to submit. Run Validate application and fix every flagged field, then Push to Velocity once. Checking first avoids pushing an incomplete deal you can't re-push.

  • Comparing structures. One way to compare options: save the application as an assessment before changing the numbers. Push each version to Scenarios for side-by-side scenarios.

Common mistakes and how to avoid them

These mistakes come up on the Application tab, along with what happens and how to avoid them.

  • Pushing to Velocity before the file is final. The push can't be repeated or undone. Run Validate application and review the summary first.

  • Pushing again after a stuck push. If Broki says "A Velocity deal … may already have been created, but this file could not be linked to it. Do not push again", don't retry. Contact support with the reference shown.

  • Looking for "Send application link" on this tab. It isn't here. On a file, use Application reminder. To start a new client on the application, use the client journey when you create the file, or send from Leads.

Troubleshooting

Use this section when the Application tab, a reminder, or a Velocity push doesn't work.

The Application tab is missing

This covers the case when the Application tab is missing.

Possible causes: Show Broki application tab & link is off for you, or the tab is hidden in your tab preferences.

To fix:

  1. Go to Settings > Applications and turn on Show Broki application tab & link.

  2. If it's still missing, check Settings > Preferences > Mortgage file tabs and unhide Application.

Confirm it worked: Application appears in the file tabs.

"Failed to save application changes"

This covers the message "Failed to save application changes".

Possible causes: an automatic save didn't go through.

To fix:

  1. Reload the file and check whether your last edit is there.

  2. Re-enter anything that's missing.

Contact support if: saves keep failing. Include the loan code, the section you were editing, and the approximate time.

"Could not load application link"

This covers the message "Could not load application link".

Possible causes: your Broki application link isn't set up yet.

To fix:

  1. Go to Settings > Applications and select Generate link.

  2. Reopen Application reminder.

Confirm it worked: the link appears under Application link (included in email).

"Sent N, failed N: …"

This covers the message "Sent N, failed N: …".

Possible causes: some reminders were sent and others failed. The window stays open with your draft.

To fix:

  1. Untick the recipients who already received it.

  2. Check the failed email addresses on the contacts.

  3. Select Send reminder again.

Push to Velocity isn't in the Actions menu

This covers the case when Push to Velocity isn't in the Actions menu.

Possible causes:

  • The file owner has no active Velocity connection.

  • You aren't the owner or an admin, and your role can't use the organization's Velocity credentials (Use Organization Velocity Credentials).

  • The file is linked to Finmo only.

Check first: Settings > Connections for the file owner, and your role under Settings > Roles & Permissions.

To fix:

  1. Ask the file owner to connect Velocity, or ask an admin to push the file.

"Deals already in Velocity: …"

This covers the message "Deals already in Velocity: …".

Possible causes: Velocity already has matching deals, so the push was stopped and nothing was created.

To fix:

  1. Check the listed deals in Velocity before pushing.

  2. If this deal is already there, don't push a duplicate.

Contact support if: the deal already exists in Velocity and you need it linked to this file, or you aren't sure which deal is right. Include the loan code and the "Reference:" value shown.

Tips and best practices

These tips help you catch problems before a push or a reminder goes out.

  • Validate before every push. Validation flags the fields Velocity needs, so problems show up here instead of in Velocity.

  • Use Open documents while checking income and assets. You can compare uploads with the figures without switching tabs.

  • Add pending documents to the application reminder. The client gets one email instead of two.

Limitations and important behavior

These limits apply to the Application tab.

  • The tab is visible only to team members who turned on Show Broki application tab & link.

  • Push to Velocity is one-time per file. Update in Finmo can be repeated.

  • Collaborators from another organization can't send application reminders or push to Velocity or Finmo, and they can only view Consent.

  • Application reminders always link to the Broki application. For a BC file, the link goes back to the same BC flow.

  • After Push to Scenario Builder, Broki's message refers to the "Qualification tab". This means Scenarios in Presentation Hub.

  • Broki never sends the application to the client, Velocity, or Finmo on its own. Each send needs your confirmation.

Customers ask these questions about the Application tab.

Can I edit the application after the client submits it? Yes. You can edit any field on this tab, and changes save automatically.

Can I push to both Velocity and Finmo? If both are connected, the Actions menu shows a Velocity section and a Finmo section, each with its own push.

What's the difference between an assessment and the application? The application is the live data on the file. An assessment is a saved copy you can switch back to or push into Presentation Hub.
