Overview
The Presentation Hub tab on a mortgage file is where you build what the client sees: mortgage scenarios, lender offers, and a self-serve qualification calculator, each published to the client portal. You can email the client when something new is ready.
Brokers use it after gathering the client's information, to show how much they qualify for, compare options, and present offers side by side. It has three sections in the left rail: Scenarios ("Model and compare mortgage scenarios"), Offers ("Build and publish mortgage offers"), and Client Qualification ("Client-facing qualification summary"). The Presentation Hub badge in the file sidebar shows how many offers are published.
At a glance
The Presentation Hub tab is where you publish scenarios, offers, and a qualification calculator for the client portal.
Only published scenarios, offers, and calculators appear in the client portal. Drafts stay off the portal.
Update client stays disabled until a scenario or an offer is published. The calculator uses Notify Client.
Collaborators can use the tab if the owner granted the module, but they cannot email the client from it.
Rate search in the offer editor and the Success Kit section are not available yet.
Before you begin
Check these requirements before you publish from the Presentation Hub tab.
The client needs client portal access to see published items. See Client portal for borrowers.
To email updates, connect Gmail or another mailbox, or use your organization's email service. You choose the mailbox under "Send from".
Collaborators from another organization can use Presentation Hub if the file owner granted them the module, but they cannot email the client from it.
Step-by-step instructions
Use these steps to create scenarios, send updates, publish offers, and publish the calculator on the Presentation Hub tab.
Create a scenario
Create a scenario when you want to model a purchase or refinance for the client.
Open the mortgage file, select Presentation Hub, then Scenarios.
Select Create scenario.
Enter a name, for example "Purchase with car paid out", and select Create. You see "Scenario created".
The scenario editor opens. Set the transaction type, mortgage product, and numbers. You can select Import from assessment to pull financial data and debts from the client's assessment. You can add debt payouts, sale deductions, and closing costs, including the standard closing costs and a standard realtor commission. You can write Internal notes for your team.
Select Save changes ("Scenario saved successfully"), then Publish. You see "Scenario published".
Each scenario card shows the title, Purchase or Refinance, mortgage type and amortization, the key amounts (Max mortgage or Requested mortgage, Down payment or Equity, Max purchase price or Est. home value), and Published or Draft. Card actions are Edit, Duplicate, Publish / Unpublish, and Delete.
Send a qualification update to the client
Send a qualification update to the client when a published scenario should go out by email.
Before you continue: this emails the selected recipients.
In Scenarios, select Update client. It is disabled until at least one scenario is published ("No published scenarios to send").
In "Send Qualification Update", choose recipients (To and Cc). You can add other email addresses and Cc or Bcc.
Edit the subject (for example "New Mortgage Qualification Ready for Review") and add a Personal message (Optional), or load a template.
Optional: attach PDFs (10MB each at most).
Choose a signature and the "Send from" mailbox. Check the Email preview.
Select Send update.
You see "Qualification update sent to N recipient(s) via your Gmail account" (or "via email service"). The sends are listed under "Qualification updates sent".
Create and publish offers
Create and publish offers when the client should see lender offers in the portal.
Select Offers, then Create offer.
Fill in the offer tabs: Basic Info, Financial Details, Features & Fees, Mortgage Ins, and Pros & Cons. On Pros & Cons you can load or save a pros-and-cons template.
Save the offer. You see "Offer created".
Select Publish on the card so the client can see it ("Offer published").
Optional: select the star to Mark as featured ("Marked as recommended").
Card actions are Edit, Duplicate, Publish / Unpublish, and Delete (confirm "Are you sure you want to delete this offer?").
Email published offers
Email published offers when the client should get an offer update by email.
To email, select Update client. Before you continue: this emails the selected recipients. Choose recipients, edit the message and email content, then send. You see "Offer update sent to N recipient(s)". Update client is disabled until at least one offer is published.
Export offers as a PDF
Export offers as a PDF when you want a file of the published offers.
To export, choose a payment frequency in PDF freq, then select Export Offers PDF. You see "PDF downloaded". Only published offers are included.
Publish the client qualification calculator
Publish the client qualification calculator when the client should test prices in the portal while your qualifying numbers stay locked.
Also called: My Qualification.
The calculator lets the client test prices and down payments in the client portal ("My Qualification") while you lock the qualifying numbers.
Select Client Qualification, then + Set up client qualification.
Under Foundation (locked for client), enter Total Monthly Income, Qualifying Payment (stress-tested), Qualifying Rate (stress test), Approved Rate, Amortization (years), and Monthly Liabilities.
Under Other properties & obligations, add any other properties with their monthly costs and rental income. Choose Offset (reduce costs) or Addback (add to income) for rental income.
Under Subject property (client baseline), enter heating, annual property taxes, monthly strata, Down payment, and Purchase price.
Optional: add Broker notes (visible to client).
Check the Client view preview. It shows GDS and TDS as the client will see them.
Select Publish. You see "Calculator published to client portal!". The badge changes to Published.
After publishing, select Save to update it. Select Notify Client to email the client. To take it down, select Remove from Portal and confirm. Your numbers are kept as a draft.
Practical examples and other ways to use it
These examples show ways to use scenarios, offers, and the calculator on the Presentation Hub tab.
Two purchase options. Create "Purchase with car paid out" and "Purchase without car paid out", publish both, and select Update client so Alex Sample can compare max purchase price in the portal.
Lender comparison. Create three offers for a $450,000 mortgage, star the one you recommend, publish all three, and export the PDF at the client's payment frequency.
House hunting. Publish the client qualification calculator with locked income and liabilities so Jordan Example can test listings before calling you.
Common mistakes and how to avoid them
If one of these happens on the Presentation Hub tab, use the fix under that mistake.
Sending an update before publishing. Update client stays disabled until something is published. Publish first.
Unpublishing by deleting. Delete removes a scenario or offer for good. Use Unpublish to hide it from the client and keep it.
Presenting insurance figures as a quote. Figures on the Mortgage Ins tab are estimates only, not an insurer or lender quote. Confirm with the provider before presenting them.
Troubleshooting
Use this section when publish, export, or an attached PDF is blocked on the Presentation Hub tab.
"Please fill in all required fields" or "All amounts must be greater than zero"
You see "Please fill in all required fields" or "All amounts must be greater than zero" when a calculator amount is missing or not above zero.
Possible causes: a required calculator field is empty or zero.
To fix: fill in every field marked * with an amount above zero, then select Publish.
"Down payment must be less than purchase price"
You see "Down payment must be less than purchase price" when the down payment is not below the purchase price.
To fix: correct the down payment or purchase price.
"Publish at least one offer before exporting a PDF"
You see "Publish at least one offer before exporting a PDF" when no offer is published.
To fix: select Publish on at least one offer, then export.
"{name} is not a PDF file" or "{name} is too large (max 10MB)"
You see "{name} is not a PDF file" or "{name} is too large (max 10MB)" when an attachment cannot be sent.
To fix: attach only PDFs of 10MB or less.
Import warning when importing from an assessment
You see an import warning when importing from an assessment that is missing values the scenario needs.
Possible causes: the assessment is missing income, purchase price, or qualifying payment.
To fix: fill in the listed fields manually.
Tips and best practices
Use these practices when you name and copy items on the Presentation Hub tab.
Give scenarios client-friendly names. The client sees the name in the portal.
Use Duplicate to build a variation of a scenario or offer. It is faster than starting over and keeps the numbers consistent.
Add Broker notes (visible to client) on the calculator, for example "Yellow-zone homes are ok to browse, call before an offer."
Limitations and important behavior
These limits apply to what the client can change and what is not available yet on the Presentation Hub tab.
The client can change only down payment, property taxes, and strata in the qualification calculator. Income, liabilities, and qualifying payment stay locked.
The calculator shows GDS and TDS in green, yellow, or red so the client can see at a glance whether a price fits.
Collaborators cannot email the client from this tab.
The rate search in the offer editor and the Success Kit section are not available yet.
These sections replace the older Scenarios, Client Qualification, and Offers tabs.
