Overview
Feature sheets let you build a branded PDF for a property listing. The sheet shows you and the realtor, the property details, and mortgage payment scenarios at different down payments, and you download it as a PDF to share. Pick the Classic template, which adds closing costs and income estimates, or Premium brochure for a photo-forward layout. A live preview updates as you edit.
Feature sheets aren't saved in Broki. Download the PDF before you leave the page.
At a glance
A feature sheet is a one-time branded PDF for a listing. Broki does not keep a copy after you leave the page.
Choose Classic or Premium brochure, then complete Template and advisor, Property, and Payments.

Before you begin
Set your company branding and gather the realtor and property details before you start a feature sheet.
Your workspace needs an active subscription.
Add your company logo and colours in Settings > Branding & Assets > Company Profile. The sheet uses your company name, logo, brokerage logo, and primary colour.
You must be listed as an active team member, so you can select yourself as the advisor.
Have the realtor's name, phone, email, and brokerage ready, plus their headshot and logo if you want them on the sheet.
For the Classic template's closing-cost estimates, the property must be in British Columbia, Alberta, or Ontario.
Step-by-step instructions
These steps follow the feature sheet wizard from the template through the PDF download.
Complete the Template & advisor step
Complete the Template & advisor step to choose Classic or Premium brochure and identify you and the realtor.
In the sidebar, click Marketing, then Feature Sheets.
Choose a template: Classic (Payment scenarios + closing costs) or Premium brochure (Photo-forward listing style).
Under Which team member are you?, select yourself. You can edit your phone, email, and company address, and add an Advisor brokerage logo if you want.
Fill in the realtor details. Required fields are marked *. First Name, Last Name, phone, email, and Brokerage Name are required. Realtor Title is REALTOR® or PREC. Brokerage Address, Real Estate Team Name, a headshot, and a brokerage logo are optional.
Set Province. Choose None, BC, AB, or ON to include closing-cost estimates.
You can also set Accent Color (Reset returns to your company colour), a Custom Disclaimer (up to 300 characters), Bottom Heading, Bottom Tagline, QR Code URL, and QR Code Label.
Click Next: Property.
Complete the Property step
Complete the Property step with the listing details and a property image. You can import a listing link first.
Optional: paste a rew.ca or realtor.ca link under Import from Listing URL and click Import. Broki fills in what it can find. Review everything afterwards.
Complete the property information. Property Address, City, Province, Property Type, Bedrooms, Bathrooms, Square Footage, and Purchase Price are required. Annual Property Taxes is required on Classic. Postal Code, Lot Size (sq ft), Year Built, and Monthly Strata Fee are optional.
Add a property image: click to upload a PNG or JPG up to 10 MB, or pick one from an imported listing. Adjust Listing photo zoom if needed.
Premium brochure only: add up to 4 Gallery Images by pasting an image link and clicking Add, or by choosing from Media library.
Click Next: Payments.
Complete the Payments step
Complete the Payments step with rates and down payment scenarios, then download the PDF.
Enter the Insured rate (<20% down) and the Uninsured rate (20%+ down).
Pick a set of Down payment scenarios: Min / 10% / 15% / 20% (Standard, recommended), 20% / 25% / 30% / 35%, 30% / 35% / 40% / 45%, or Min / 20% / 30% / 40%.
On Classic, review Estimated closing costs (legal fees, appraisal, title insurance, and transfer tax). Override any amount, or click Reset to calculator defaults.
On Classic, under Estimated income calculation, choose Use divisor formula or Manual entry.
Check the live preview. Click Refresh if it looks out of date.
Click Download PDF.
Practical examples and other ways to use it
These examples are ways to use a feature sheet at an open house, for a photo-led listing, or with a realtor partner.
Open house handout. Import the listing URL, choose Classic, and print the PDF for the open house, so buyers see monthly payments at each down payment.
Luxury listing. Use Premium brochure with four gallery photos for a high-end property.
Lead capture. Put your application link in QR Code URL and set QR Code Label to "Apply Now", so buyers can start with you from the sheet.
Realtor relationship. Make a sheet for each of a partner realtor's new listings and send them the PDF.
Common mistakes and how to avoid them
These mistakes lose the sheet, hide closing costs, or leave imported details unchecked.
Leaving the page before downloading. The sheet isn't saved, so you have to start again. Click Download PDF as soon as the preview looks right.
Province set to None. No closing-cost estimates appear on Classic. Set Province to BC, AB, or ON in step 1.
Trusting the listing import blindly. Imported values can be missing or wrong. Check every field after you import.
Using a private image link. You'll see "Could not load image. Check the link is public or try the media library." Upload the photo, or add it to your Media Library first.
Showing low down payment options on an expensive home. Over $1.5M, options below 20% are hidden automatically. Pick a 20%-and-up set so the sheet isn't sparse.
Troubleshooting
Use this section when a required field blocks the next step, an import fails, or an image is rejected.
"Please fill in all required fields"
This message appears on the Template and advisor step when a required advisor or realtor field is empty.
Possible causes
An advisor or realtor field marked * is empty, or no team member is selected.
Check first
Look for red messages under the fields, such as "Brokerage name is required".
To fix
Select yourself under Which team member are you?
Complete the realtor fields marked *.
Click Next: Property again.
Confirm it worked
Step 2 opens.
Contact support if
All fields are filled in and you can't continue.
"Please fill in all required fields correctly"
This message appears on the Property step when a required property value is missing or not valid.
Possible causes
A required property field is empty or zero, such as Bedrooms, Bathrooms, Square Footage, or Purchase Price.
To fix
Fill in the fields with red messages, such as "Purchase price must be greater than 0".
Click Next: Payments.
Confirm it worked
Step 3 opens.
Contact support if
Valid values are still rejected.
"Failed to import listing. Fill in details manually."
This message appears when Broki could not read the listing link.
Possible causes
The listing page couldn't be read.
The link isn't a rew.ca or realtor.ca listing.
Check first
Make sure the link opens the listing in your browser. If it isn't a valid web address, you'll see "Enter a valid URL (e.g. https://rew.ca/...)".
To fix
Try the listing link again.
If it still fails, enter the details by hand.
Confirm it worked
The fields fill in, and a message confirms the import.
Contact support if
Every listing link fails. Send the listing website name, the time, and a screenshot.
"Image size must be less than 5MB" or "Image size must be less than 10MB"
This message appears when an uploaded image is over the size limit for that slot.
Possible causes
Headshots and logos must be under 5 MB. Property images must be under 10 MB.
To fix
Resize or compress the image.
Upload it again.
Confirm it worked
The image appears in the preview.
Contact support if
A small image is still rejected.
"No active team members found"
This message appears when you cannot be selected as the advisor.
Possible causes
Your team member profile is inactive, or the team list couldn't load.
To fix
Ask an admin to check your profile in Settings > Team & Access > Members.
Reload the page.
Confirm it worked
Your name appears under Which team member are you?
Contact support if
You're active and still not listed.
Tips and best practices
These tips keep the PDF on brand and the preview current before you download.
Set your brand colour and logo once in Company Profile, so every sheet matches.
Name the downloaded file clearly before you send it to a realtor.
Click Refresh on the preview after big changes, such as switching templates.
Use Premium brochure when you have good photos, and Classic when the numbers matter most.
Limitations and important behavior
These limits cover saving, listing import, closing costs, gallery photos, and the partner portal version.
Sheets aren't saved or listed anywhere in Broki. Each sheet is a one-time PDF download.
Listing import only supports rew.ca and realtor.ca.
Closing-cost estimates only cover BC, AB, and ON, and only appear on Classic.
Premium brochure supports up to 4 gallery images, and skips the closing-cost and income sections.
Payment figures are estimates based on the rates and down payments you enter.
Partners using the partner portal see a version of this tool with the income calculation locked to your defaults.
Frequently asked questions
These are questions people ask about editing an old sheet, realtor access, and missing down payment columns.
Can I edit a feature sheet I made last week? No. Sheets aren't saved. Build it again, or keep the PDF.
Can realtors make their own sheets? Partners can use a feature sheet tool in the partner portal. See Partners page and portal.
Why are some down payment columns missing? For homes over $1.5M, options under 20% down are hidden.
Can I change the disclaimer? Yes. Use Custom Disclaimer in step 1, up to 300 characters.
