Overview
The Partners page is where you manage the realtors, lawyers, notaries, and other referral partners you work with, track each relationship on a stage board, and share each partner's portal link. Each partner gets a detail page with their info, shared clients, tasks, notes, volume, and their personal referral form link.
Partners see their files through a portal link you share with them. The portal doesn't need a login, and the link stays the same for every file. See Partner portal for referral partners and Lawyer portal for what they see.

The Partners page is where you add referral partners, move them through stages, and share a portal link.
A new partner needs a Partner category, Full name, and Email, and starts in Identified.
Each partner has one portal link. It doesn't use a login and it doesn't expire.
Share it from Shared clients with Copy Portal, Open Portal, or Send Portal. Lawyers and notaries get the lawyer portal.
Deleting the partner stops the link. Archiving the partner does not.
Before you begin
Before you add or share a partner, check these requirements.
Adding, importing, exporting, and editing partners each depend on your role's permissions. If you don't see Add partner, Import, Export, or the settings icon, ask an admin.
Partner stages (the board columns) are set in Settings > Pipeline & Workflow > Pipelines.
Partner categories are managed from the settings icon on the Partners page ("Manage categories & settings").
Step-by-step instructions
These tasks cover adding a partner, moving them on the board, and sharing the portal.
Add a partner
Add a partner from the Partners page. They start in Identified, owned by you.
In the left sidebar, select Partners.
Select Add partner.
In Add new partner, choose a Partner category, then enter Full name and Email. These are required.
Optionally add a photo (up to 5 MB), Phone, Fax, Company, Team, Address, and any custom fields.
Select Create. "Partner added successfully!" confirms it.
New partners start in the Identified stage and are owned by you.
Find and move partners on the board
Find and move partners on the board to update the stage of a relationship.
On the Partners page, select Board view.
Drag a partner card to another stage column, for example from Contacted to Trial Partner. "Status updated" confirms the change.
Use "Search partners…", All categories, and the team avatars to narrow the board. Select List view for a table.
The default stages are Identified, Contacted, Trial Partner, Active Partner, Core Partner, and At Risk.
Update partners in bulk
Update partners in bulk from List view to change owner, category, or tags.
In List view, select partners with the checkboxes.
Choose a bulk action: change the owner, change the category, or add a tag.
Open a partner's details
Open a partner's details to see their info, shared clients, tasks, notes, volume, and feature sheet.
Select a partner to open their detail page.
The tabs are Info (status, contact details, social handles, the Referral card, custom fields, and associates), Shared clients (the mortgage files this partner is connected to, plus portal and update buttons), Tasks, Notes, Volume, and Feature sheet.
Share a partner's referral link
Share a partner's referral link from the Referral card on the Info tab.
On the partner's Info tab, find the Referral card.
Copy the link, select Open to view the form, QR to download a QR code, or Embed to copy code for the partner's website.

Share a partner's portal
Share a partner's portal from Shared clients after the partner is connected to the right files.
Make sure the partner is connected to the right files. On the mortgage file, select them as the Realtor or Lawyer, or link them as a partner on the file.
Open the partner and select the Shared clients tab.
In the Mortgage files card, use Copy Portal to copy the link, Open Portal to see what the partner sees, or Send Portal to email it.
For lawyers and notaries, the buttons open the lawyer portal instead.
Before you continue: Send email in the next step emails the partner right away.
If you chose Send Portal, review the preview in Send portal email, choose Include my signature if you want it, and select Send email. "Portal email sent successfully!" confirms it.
Send a partner an update on shared files
Send a partner an update on shared files from the Shared clients tab.
On the Shared clients tab, select files (or Select all).
Select Send update and send the realtor or lawyer update.
Delete a partner
Delete a partner when you want to remove the record and stop the portal link.
Before you continue: Deleting a partner can't be undone. It also stops their portal link from working.
On the partner's card or row, select delete.
Confirm "Are you sure you want to delete {name}? This action cannot be undone."
Practical examples and other ways to use it
These examples show a new realtor relationship, sharing a portal on a file, and embedding a referral form.
New realtor relationship. You meet Jordan Example, a realtor. Add them under the realtor category, then move them from Identified to Contacted after your first call and to Trial Partner after the first referral.
Giving a realtor visibility on a deal. Assign Jordan as the Realtor on Alex Sample's file, then select Send Portal. Jordan can follow the file and upload the accepted offer from the portal.
Referral link on a partner's website. Use Embed on the Referral card and send the code to the partner's web person.
Common mistakes and how to avoid them
These mistakes come up when you share a portal or add a partner.
Sharing the portal before assigning files. The partner opens the portal and sees "No files found". Assign them as Realtor or Lawyer on the mortgage file first, then share the link.
Adding the same partner twice. Broki doesn't check for duplicate partners. Search the Partners page before you add someone.
Archiving a partner to cut off access. The portal link is tied to the partner record, not to a login. Only deleting the partner stops the link. If you need to remove access but keep the record, contact support.
Wrong category for a lawyer. Lawyers and notaries get the lawyer portal only when their category or type is a lawyer category. Check the Partner category before you share the portal.
Troubleshooting
Use this section when a portal email, the portal itself, or the referral form doesn't work.
"This contact has no email address"
You see "This contact has no email address" when you try to email a partner who has no email.
Possible causes
The partner record has no email.
To fix
On the partner's Info tab, add an email.
Select Send Portal again.
The partner sees "No files found" in their portal
The partner sees "No files found" in their portal when no files are connected to them.
Possible causes
The partner isn't assigned as Realtor or Lawyer on any file, and isn't linked as a partner on one.
To fix
Open the mortgage file and assign the partner.
Ask the partner to refresh the portal.
Confirm it worked
The file appears on the partner's Shared clients tab and in Open Portal.
"Referral form isn't ready yet"
You see "Referral form isn't ready yet" when the partner's form is still being created.
Possible causes
The partner was just added and their form is still being created.
To fix
Wait a moment and refresh the partner's page.
Contact support if
The message stays after a refresh. Include the partner's name and category.
Portal buttons don't appear on the Shared clients tab
Portal buttons don't appear on the Shared clients tab when the partner has no category.
Possible causes
The partner has no Partner category.
To fix
Edit the partner and choose a Partner category.
Tips and best practices
These tips help you share the right portal link once and keep partner stages current.
Use Open Portal to check what a partner will see before you send the link.
Keep partner stages up to date so the board shows which relationships need attention, such as At Risk.
The portal link doesn't change, so partners only need it once. Suggest they bookmark it.
Limitations and important behavior
These limits apply to partner portal links and to the portal email.
The portal link doesn't expire and doesn't require a login. Anyone with the link can view that partner's files, so share it only with the partner.
Archiving a partner doesn't stop their portal link. Deleting does, and deleting can't be undone.
The Send portal email message is fixed; you can only choose whether to include your signature.
If you have no saved email signature, the window says "No signature saved. Add one in Settings → My Profile".
Broki doesn't check for duplicate partners when you add one.
