Overview
Broki Calculators let you run Canadian mortgage scenarios (payment, affordability, purchase cost, land transfer tax, prepayment, refinance, rent vs. buy, offset mortgage and cash damming), save them for your team, and copy an embed code so visitors on your website can use the same calculator. Results are estimates only.
Also called: mortgage calculator, embed widget.
Brokers use the calculators during client calls and to compare options before an application. Admins and marketers use the embed code to put a calculator with a Get pre-approved form on the brokerage website.

A Get pre-approved submission creates a contact. It does not create a lead in the leads pipeline.

Before you begin
Before you run a calculator, confirm where to open it, who can see saved scenarios, and that results are estimates.
Calculators are not in the left sidebar. Open them from the Calculators button in the footer bar (shown on wider screens) or from Marketing > Calculators.
Cash Damming needs an active subscription. The other calculators do not.
Saved scenarios are shared with everyone in your organization.
Every result is an estimate built on fixed assumptions, such as the stress-test rate and the lender ratios. It is not a lending commitment.
Step-by-step instructions
These steps cover opening a calculator, reading its inputs, saving or comparing scenarios, and embedding one on your website.
Open a calculator
Open a calculator from the footer or from Marketing.
In the footer bar, select Calculators, or in the left sidebar select Marketing and then Calculators.
In the left rail under Calculators, select the calculator you need.
Adjust the inputs. Results update on the right as you change values.
Review each calculator's inputs
Each calculator below uses the inputs and results named here.
Payment / Mortgage: Mortgage amount, Interest rate, Amortization, Term, Payment frequency (Monthly, Biweekly, Acc biweekly, Weekly, Acc weekly) and Compounding (Semi-annual, Monthly, Annual). Results: Estimated payment, first-payment principal and interest, totals for the term (Principal paid, Interest paid, Balance remaining) and over the life of the mortgage (Total paid, Total interest, Total payments).
Affordability: Household income (annual), Market rate, Target mortgage, Amortization, monthly housing costs (Property tax, Heating, Condo fees) and other monthly debts (Car payments, Credit cards (min), Loans / LOC). Results: Est. max purchase, Stress-test rate, Qualifying payment, GDS, TDS, and pass or fail for A lender (39/44), A exception (39/50), B lender (60/60) and Private likely.
Purchase Calculator: Home price, Down payment (with quick picks of 5%, 10%, 15% and 20%), Rate (fixed or variable), Amortization, Property tax / yr, Condo fees / mo, Heat / mo and Closing costs %. Results: Total monthly cost, Mortgage payment, CMHC premium (when insured), LTV and Cash to close.
Land Transfer Tax: Province (BC, AB, ON, NS, MB, QC), Purchase price, Municipality, Closing date, plus First-time home buyer (ON, BC, NS), Newly built principal residence (BC) and Non-resident buyer (ON, NS). Results: Total due at closing, with base tax, rebates, surcharges and a line-by-line breakdown.
Prepayment: Mortgage amount, Interest rate, Amortization, Term, payment frequency, Extra per payment, Lump sum, Lump sum year and Annual prepayment. Results: Interest saved, Time saved, Total prepayments, and standard vs. prepay interest and payoff time.
Scenario Comparison: choose Scenario A and Scenario B from saved scenarios. Results: Payment difference (B − A), a payment and principal comparison, rates, and the interest difference.
Is Refinancing Worth It?: current mortgage (Value, Balance, Rate, Payment, Months remaining, remaining amortization Years, Penalty), the new mortgage (New rate, amortization of 20, 25 or 30 years, Cash-out), debts to consolidate and closing fees. Results: Net savings over term, with tabs for Interest, Payment, Debts, Costs and Break-even. An optional Client name (report) is used on the client report.
Rent vs. Buy: Price, Down, Rent / mo, Rate, amortization, ownership costs, Appreciation, Opportunity cost, Rent inflation and the number of years. Results show whether buying or renting comes out ahead, with Monthly, Net Worth and Break-even tabs.
Offset Mortgage: home (Home value, Balance, Rate, Monthly payment, Amort remaining), debts to consolidate (credit card, LOC, auto, other, each with balance, rate and minimum payment), Monthly take-home, Lifestyle expenses and the offset structure (term tranche, revolving portion, rates). Results compare an offset structure with a traditional mortgage, with Summary, Structure and Detail tabs.
Cash Damming (subscription required): primary home and mortgage, line of credit, rental property income and expenses, and marginal tax rate. Results show a debt-free timeline and tax-related outcomes.
Save or load a scenario
Save or load a scenario so you can reopen the same inputs later.
Set the inputs, then select Save scenario in the toolbar.
Enter a Scenario name and an optional Description (optional). To overwrite an existing one, choose it under Or update existing.
Select Save. The scenario appears under Saved Scenarios in the left rail, and the Scenarios (n) count goes up.
To reopen one, select it under Saved Scenarios and choose Load Scenario.
Before you continue: saved scenarios are visible to everyone in your organization (they carry a Team badge). Don't put sensitive client details in the name or description.
Compare two saved scenarios
Compare two saved scenarios to see the payment difference between them.
Open Scenario Comparison.
Pick Scenario A and Scenario B.
Scenario Comparison needs at least two saved scenarios from Payment / Mortgage, Affordability, Land Transfer Tax or Prepayment.
Embed a calculator on your website
Embed a calculator so website visitors can run it and submit Get pre-approved.
The diagram shows the same handoff: you paste the code, the visitor submits the form, and Broki creates a contact.
Open the calculator you want to publish.
Select Embed in the toolbar. The Embed {calculator name} window opens.
On the Embed code tab, select Copy code.
Use the Preview tab to see what visitors will see.
Paste the code into your website's HTML.
Before you continue: website visitors who fill in the Get pre-approved form are added to your contacts automatically.
To confirm it worked, open the page on your website. The calculator should load with a Get pre-approved form and "Powered by Broki" at the bottom.
Practical examples and other ways to use it
These examples show calculators on a pre-qualification call, a refinance review, a rate comparison, and a website page.
Pre-qualification call: run Affordability with the client's income and debts, then Purchase Calculator at the suggested price to show the full monthly cost.
Renewal or refinance review: one way to use this is to run Is Refinancing Worth It?, enter the client's name in Client name (report), and select Generate client report (PDF). The PDF downloads with the message "Report downloaded", and you can attach it to an email.
Two lender options: save one scenario per option from Payment / Mortgage, then compare them in Scenario Comparison.
Website lead capture: embed Payment / Mortgage on a landing page. Visitors who submit Get pre-approved appear as contacts with the calculator name as their source.
Common mistakes and how to avoid them
These mistakes come from quoting estimates as exact, expecting a lead in the leads pipeline, or naming a client in a shared scenario.
Quoting estimates as exact figures. Clients may expect the lender to match the calculator. Present results as estimates and confirm with the lender, and with the lawyer for land transfer tax. Use the built-in note about estimates when you share results.
Expecting embed leads in the leads pipeline. Submissions create a contact, not a lead in the leads pipeline. Check Contacts for new entries, and add them to your leads pipeline yourself if needed.
Saving client names in shared scenarios. Everyone in the organization can see saved scenarios. Use neutral names such as "Option A – 5-yr fixed".
Troubleshooting
Use this section when you cannot open a calculator, Cash Damming asks for a subscription, or Scenario Comparison has nothing to compare.
I can't find Calculators in the sidebar
Calculators are not listed in the sidebar, and the footer button is hidden when the window is narrow.
Possible causes
Calculators have no sidebar item.

Is your browser window narrow, or are you on a phone?
To fix
Widen the browser window so the footer bar shows Calculators, or
In the sidebar, open Marketing and select Calculators.
Confirm it worked
The Calculators hub opens with the list of calculators.
Cash Damming asks for a subscription
Cash Damming asks for a subscription when the account does not have an active plan.
Possible causes
Cash Damming needs an active subscription.
To fix
Ask an admin to check the plan under billing. See Billing and subscription.
Confirm it worked
Cash Damming opens without the subscription prompt.
"Save scenarios from Mortgage, Affordability, LTT, or Prepayment first."
This message appears when Scenario Comparison does not have two saved scenarios to pick from.
Possible causes
Scenario Comparison needs at least two saved scenarios.
To fix
Open Payment / Mortgage, Affordability, Land Transfer Tax or Prepayment.
Save two scenarios.
Return to Scenario Comparison and pick them.
Confirm it worked
Payment difference (B − A) shows a value.
Contact support if
The embedded calculator doesn't load on your website. Include the page address on your website, the calculator name and a screenshot.
Tips and best practices
These tips keep shared scenarios private and show which website page created each contact.
Name scenarios after the option rather than the client. That keeps the shared list readable and private.
Embed one calculator per page. Each calculator gets its own embed code and lead source, so you can see which page brought in each contact.
Limitations and important behavior
These limits cover the estimate assumptions, land transfer tax coverage, the refinance penalty shortcut, and the embed form.
The affordability stress test uses the higher of 5.25% or the market rate plus 2%.
Affordability assumes about 20% down.
Lender ratios are fixed at A 39/44, A exception 39/50 and B 60/60.
Land transfer tax uses built-in 2025 schedules and covers BC, AB, ON, NS, MB and QC only.
The CMHC premium and the insured amortization limits in the Purchase Calculator are built-in estimates.
In Is Refinancing Worth It?, the penalty is the amount you enter. The Estimate 3-month interest shortcut covers three months' interest only. It does not calculate an interest rate differential (IRD), and it does not look up the lender's actual penalty.
No calculator fetches live lender rates. You enter every rate.
The embed code has no settings for colours, fields or default values.
Get pre-approved asks for First name, Last name, Email (required), Phone and a consent checkbox. Each submission creates a contact with the source "Calculator: {calculator name}".
Frequently asked questions
These questions cover embed defaults, visitor sign-in, and who can see saved scenarios.
Can I change the default values in the embedded calculator? No. The embed code has no settings.
Does a website visitor need a Broki login? No. Visitors can use the embedded calculator and submit Get pre-approved without signing in.
Can my teammates see my saved scenarios? Yes. Saved scenarios are shared across your organization.
