Share a short mortgage quiz so visitors get an estimate and you get their details as a contact.

Overview

Lead magnet quizzes are three short mortgage quizzes you share as links or put on your website: How much could I afford?, Can I afford this home?, and How much equity can I take out?

Also called: Lead Magnet.

The visitor answers a few questions, enters their contact details and agrees to hear from you, and then sees an estimate. Broki adds them as a contact, with their answers saved in a note.

Lead magnet settings are shared across your workspace. Each team member can also use a personal link, so leads from that link are assigned to them.

Lead magnet quizzes collect a visitor's answers and contact details, then save them on a contact in Broki.

  • The three quizzes are How much could I afford?, Can I afford this home?, and How much equity can I take out?

  • The visitor must enter an email and tick the consent box before they see an estimate.

  • A personal link assigns the lead to you. A company link or embed does not.

  • Set Default lead stage for new leads if you want new leads in your Lead Pipeline.

Before you begin

Set the company address, your Application Link, and a default lead stage before you share a quiz.

  • Your workspace needs an active subscription.

  • Your company needs a public address (company slug). Without it, the Lead Magnet tab shows "Set a company slug in Settings → Company so your lead magnet URL is available."

  • For a personal link, set up your Application Link in Settings > Client Experience > Applications. Your lead magnet links use the same public name.

  • So new leads appear in your Lead Pipeline, create your lead stages first and choose one as the default (see below).

  • Optional: have a booking link ready for the Book a call button. You can use one of your Broki booking calendars.

Step-by-step instructions

These steps cover quiz settings, your personal link, website embed code, and what the visitor sees.

Set up the lead magnet

Set up the lead magnet with a booking link, a default lead stage, and an optional button colour, then save.

  1. In the sidebar, click Marketing, then Lead Magnet.

  2. In Call booking link (URL), paste the link people should use to book with you. This is used for the Book a call button after the quiz results.

  3. In Default lead stage for new leads, pick a stage.

  4. Optional: set a Primary colour for buttons on the quiz pages. Click Use company colour to go back to your brand colour.

  5. Before you continue: these settings apply to everyone in your workspace who shares a lead magnet link.

  6. Click Save. You'll see "Lead magnet settings saved".

Preview each quiz

Preview each quiz in a new tab before you share it.

  1. Under Preview, click a quiz name to open it in a new tab.

  2. Go through it with fictional details before you share it.

Share your personal link

Share your personal link when you want quiz leads assigned to you.

  1. Under Your personal link (leads assigned to you), find the picker link (all three quizzes) or a single quiz.

  2. Click Copy, or Open to check it.

  3. Share the link in email, social posts, or texts. Leads from it are assigned to you.

Embed a quiz on your website

Embed a quiz on your website by copying the embed code for the picker or for one quiz.

  1. Scroll to the quiz you want: Picker (all 3 quizzes), How much could I afford?, Can I afford this home?, or How much equity can I take out?

  2. Click Copy embed code.

  3. Paste the code into your website editor where the quiz should appear. It adjusts its height automatically.

  4. To share the quiz as a plain link instead, click Copy URL.

Embedded and company links don't assign the lead to a specific person. Use your personal link if you want leads assigned to you.

See what the visitor does

See what the visitor does from the questions through the estimate and the optional booking button.

  1. They answer the questions one at a time. A progress bar shows "Question N of N".

  2. How much could I afford? asks for household income, down payment, monthly loan payments, credit card balance, and credit situation.

  3. Can I afford this home? asks for purchase price, plus those same questions, and optionally the address.

  4. How much equity can I take out? asks for income, property value, remaining mortgage, monthly loan payments, credit card balance, credit situation, and whether the refinance is related to divorce.

  5. On Get your results, they enter first name, last name, Email (required), and phone, and tick the consent box: "I agree to receive communications about my inquiry. I understand I can unsubscribe at any time. (CASL)".

  6. They click Get my results and see their estimate, with the note that it's not to be relied on and that they should consult a mortgage broker.

  7. If you set a booking link, they see Book a call.

Broki adds them as a contact, with their answers saved in a note.

Practical examples and other ways to use it

These examples are ways to share one quiz, or the picker, with buyers and past clients.

  • First-time buyer campaign. Share the How much could I afford? personal link in an Instagram story.

  • Listing support. Send a realtor's buyer the Can I afford this home? link for a specific property.

  • Refinance outreach. Email past clients the How much equity can I take out? link ahead of renewal season.

  • Website. Embed the picker on your home page and route results to a "Book a call" booking calendar.

Common mistakes and how to avoid them

These mistakes leave a lead out of the pipeline, assign it to nobody, or update a real contact during a test.

  • No default lead stage. The lead is saved as a contact but doesn't show in your Lead Pipeline. Pick a Default lead stage for new leads and click Save.

  • Sharing the company link when you want credit. Leads aren't assigned to you. Use the link under Your personal link.

  • Changing the colour and not saving. The quiz keeps the old colour. Always click Save.

  • Testing with a real client's email. The test updates that client's contact and adds a note. Use a fictional email address.

Troubleshooting

Use this section when the quiz link is missing, the personal link section is hidden, or a visitor cannot submit.

"Set a company slug in Settings → Company so your lead magnet URL is available."

This message appears when your workspace does not have a public company address yet.

Possible causes

  • Your workspace doesn't have a public company address yet.

To fix

  1. An admin checks the company details in Settings > Branding & Assets > Company Profile.

  2. If you can't find a field for the public address, contact support.

Confirm it worked

  • The Preview and embed sections appear on the Lead Magnet tab.

Contact support if

  • The message stays. Send your company name, the page name, and a screenshot.

The personal link section is missing

The personal link section is missing until your Application Link is set up.

Possible causes

  • You haven't set up your Application Link. The tab shows a note asking you to set it up.

To fix

  1. Go to Settings > Client Experience > Applications and generate your Application Link.

  2. Come back to Marketing > Lead Magnet.

Confirm it worked

  • Your personal link (leads assigned to you) appears.

Contact support if

  • The Application Link exists and the section stays hidden.

"Lead magnet not available" or "Invalid link"

This message appears when the quiz link is incomplete or no longer matches your company address.

Possible causes

  • The link was cut off or mistyped.

  • The company address changed.

To fix

  1. Copy a fresh link from the Lead Magnet tab.

  2. Replace the old link on your website or in your post.

Confirm it worked

  • The quiz opens.

Contact support if

  • A freshly copied link doesn't open.

"Submission failed. Please try again or contact us directly."

This message appears when the visitor's quiz could not be saved.

Possible causes

  • There was a temporary server problem when the visitor submitted.

To fix

  1. Ask the visitor to try again.

  2. Test the quiz yourself with a fictional email.

Confirm it worked

  • The visitor sees their estimate, and a new contact appears in Broki.

Contact support if

  • Every submission fails. Send the quiz name, the time, and a screenshot.

Visitor sees "Please agree to receive communications to continue."

This message appears when the visitor tries to get results without ticking consent.

Possible causes

  • The consent box isn't ticked.

To fix

  1. The visitor ticks the consent box and clicks Get my results again.

Confirm it worked

  • The estimate appears.

Tips and best practices

These tips connect quiz results to a booking page and make it easier to see which link performed.

  • Point Book a call at a Broki booking calendar, so quiz leads can book straight away.

  • Use one personal link per channel, such as Instagram or your email signature, and check the contact notes to see which quizzes perform best.

  • Follow up quickly. The contact note includes every answer the visitor gave.

  • Re-run each quiz after you change settings.

Limitations and important behavior

These limits cover fixed questions, duplicate emails, and the fact that the quiz itself sends no email.

  • There are three fixed quizzes. You can't edit the questions.

  • An email address is required, and so is the consent box.

  • If the email matches an existing contact, Broki updates that contact instead of creating a new one. It raises their lead temperature, adds a new note, and moves them to the default stage if one is set.

  • New contacts from a quiz start as warm leads, with a source showing which quiz they took.

  • Quiz pages show "Powered by" Broki branding.

  • Results are estimates only, and the visitor sees a disclaimer saying so.

  • The quiz itself doesn't email you or the visitor. Check your contacts and Lead Pipeline for new leads.

Frequently asked questions

These are questions people ask about assignment, editing questions, and notifications.

Who is a new quiz lead assigned to? Leads from your personal link are assigned to you. Leads from company or embedded links aren't assigned to anyone.

Can I change the quiz questions? No. The questions are fixed.

Do I get an email when someone finishes a quiz? The quiz doesn't send a notification email. New leads appear in your contacts, and in your Lead Pipeline if a default stage is set.

Can I use my own booking link? Yes. Any web address works in Call booking link (URL).
