Adopt a Mortgage (mortgage track)

Share a link so homeowners can connect their current mortgage to you and you can follow up before renewal.

Overview

Adopt a Mortgage gives you a personal link to your public mortgage track page. On that page, homeowners can connect their current mortgage to you without starting a full purchase application. The homeowner enters their mortgage details and gets a personal mortgage report. You get them as a contact in your Lead Pipeline, assigned to you, plus a tracked mortgage you can follow up on before renewal.

The Adopt a Mortgage tab in Marketing is where you get, copy, and preview this link. It's the same page and link as in Settings > Client Experience > Applications.

At a glance

Adopt a Mortgage is your personal mortgage track link. Homeowners submit their current mortgage, and you get a contact plus a tracked mortgage.

Before you begin

Check your Application Link and company branding before you share the mortgage track page.

  • Your workspace needs an active subscription.

  • The mortgage track link uses the same public name as your Broki Application Link. If you don't have one yet, you can generate it from this tab.

  • The live page uses your company name, logo, and primary colour. Check your branding in Settings > Branding & Assets > Company Profile.

  • To review tracked mortgages afterwards, you need access to Portfolio. See Mortgage tracking page.

Step-by-step instructions

These steps cover getting your link, previewing the page, sharing it, and what a submission creates.

Get your mortgage track link

Get your mortgage track link from Your share link on the Adopt a Mortgage tab.

  1. In the sidebar, click Marketing, then Adopt a Mortgage.

  2. Under Your share link, if you see "No personal link yet", click Generate my link. Otherwise, your link is shown in the box.

  3. Click Copy, or Open to view the live page.

Preview the landing page

Preview the landing page as an outline with sample names, or as the live page with your branding.

  1. Under Landing page preview, choose Outline preview to see the page layout with sample names, or Live page to see your real page with your branding.

  2. Live page is only available once your link exists.

Share your mortgage track link

Share your mortgage track link anywhere homeowners can open it. Each submission is assigned to you.

  1. Before you continue: anyone who submits the form becomes a contact assigned to you, and gets an email with their report from your email account.

  2. Paste the link into emails, social bios, QR codes, newsletters, or open-house handouts.

  3. To change where it's managed, click Open in Applications settings.

Follow a homeowner submission

Follow a homeowner submission from the form through the report, the email, and the records Broki creates.

  1. The homeowner fills in their details, property, mortgage, and payments, ticks the consent box, and clicks Get My Mortgage Report.

  2. They go straight to their homeowner report.

  3. They get an email with a link to their report, and a private link to update their details later.

  4. In Broki, the homeowner is added as a contact assigned to you, with the source "Mortgage tracking". If the email matches an existing contact, that contact is updated instead. New contacts are added to the Lead Pipeline as warm leads. A tracked mortgage is created, and a note is added to the contact with the key details.

Practical examples and other ways to use it

These examples are ways to share the mortgage track link with past clients, open-house visitors, and realtor partners.

  • Renewal pipeline. Email past clients whose mortgage you didn't place and invite them to adopt it with you, so you're there at renewal.

  • Open house. Turn the link into a QR code in Marketing > QR Codes and put it on your handout.

  • Social bio. Put the link in your profile with "Free mortgage check-up".

  • Realtor partners. Give realtors the link for their past buyers, who own homes but aren't buying now.

Common mistakes and how to avoid them

These mistakes send homeowners a link that is not yours, or update a real contact during a test.

  • Sharing the company-only address. The page shows "This page needs your advisor's personal link…". Always share the link from Your share link, which includes your personal name.

  • Changing your Application Link name after sharing. Old links can stop pointing to you, and homeowners see "Advisor not found. Your link may be outdated…". Reshare the new link after any change.

  • Testing with a real client's email. It updates their contact and sends them the report email. Use a fictional address you control.

  • Expecting Outline preview to show your branding. It's a sample layout only. Use Live page to check your branding.

Troubleshooting

Use this section when your link will not generate, the live page stays disabled, or a homeowner sees a broken-link message.

"No personal link yet. Generate your Broki application link first…"

This message appears when you do not have an Application Link yet.

Possible causes

  • You haven't generated your Application Link.

To fix

  1. Click Generate my link.

  2. Wait for "Generating…" to finish.

Confirm it worked

  • Your link appears with Copy and Open.

Contact support if

  • The link doesn't appear after generating. Send the page name, the time, and a screenshot.

Homeowner sees "Advisor not found. Your link may be outdated — ask your broker for their current mortgage-track URL."

This message appears when the homeowner's link no longer matches your personal page.

Possible causes

  • Your Application Link name changed.

  • Your team member profile was deactivated.

To fix

  1. Open Marketing > Adopt a Mortgage and copy your current link.

  2. Send it to the homeowner.

Confirm it worked

  • The link opens your branded page.

Contact support if

  • Your current link shows the same message.

Homeowner sees "Company not found. Check the link or ask your broker for an updated URL."

This message appears when the company part of the link is wrong or cut off.

Possible causes

  • The company part of the link is wrong or cut off.

To fix

  1. Copy the link again from Your share link and reshare it.

Confirm it worked

  • The page loads.

Contact support if

  • A freshly copied link shows this message.

Live page is greyed out

Live page stays greyed out until your personal link exists.

Possible causes

  • You don't have a link yet.

To fix

  1. Click Generate my link.

Confirm it worked

  • Live page becomes clickable.

Tips and best practices

These tips help you follow up from the contact note and check the page after branding changes.

  • Follow up within a day. The contact note tells you the lender, rate, balance, and the date the homeowner submitted.

  • Pair the link with a QR code for print.

  • Check Live page after you change your logo or colours.

  • Use the tracked mortgage's maturity date to plan renewal outreach.

Limitations and important behavior

These limits cover assignment, consent, the report email, and what the form will accept.

  • The link is personal to you, and every submission is assigned to you.

  • The homeowner must tick the consent box to submit.

  • The report email is sent through your connected email account when one is available.

  • Uploading a mortgage statement instead of filling in the form isn't available. Homeowners complete the full form.

  • The form validates its entries. The interest rate must be above 0 and up to 25%. Amortization can be up to 40 years and 0–11 months. A maturity date is required.

Frequently asked questions

These are questions people ask about how this page differs from an application, and where submissions show up.

Is this the same as my Broki application? No. It uses the same public name in the link, but it captures an existing mortgage, not a new application.

Can a homeowner update their details later? Yes. Their email includes a private link to update them.

Where do I see submissions? In Portfolio, under tracked mortgages, and on the contact in your Lead Pipeline. See Mortgage tracking page.

Does each teammate get their own link? Yes. Each team member has their own link from this tab, and submissions go to whoever's link was used.
