Template Types
At the top of the Templates section, you’ll see tabs for each template type.
1. Document Templates
Purpose
Document Templates power the Document Request system inside mortgage files.
When you go to:
Mortgage File → Documents → Request Document
The selectable list pulls directly from Document Templates.
Create a Document Template
Go to Templates
Default tab: Document Templates
Click Add Template
Enter:
Title
Description
Optional sample document
Category
Priority level
Click Save
You can edit or delete templates anytime.
Alternate Creation Method
From inside a file:
Mortgage File → Documents → Request Document → Custom Request
Create the request and toggle Save for future use.
This creates the request and stores it as a reusable template.
NEW – Organizing Templates with Folders (Feb 2026)
You can now organize templates using folders.
How to Create Folders
Go to Templates
Click the + button on the left sidebar
Name the folder
Drag or assign templates into the folder
This is essential for large template libraries.
Document Request Module Update
Inside:
Mortgage File → Documents → Request Document
You now have a dropdown to select:
Category
ORFolder
Selecting a folder automatically pulls all document templates inside that folder.
This significantly improves batch document workflows.
2. Document Batches
Purpose
Document Batches group multiple document templates into one selectable bundle.
Example:
Employee Documents Batch
Letter of Employment
Pay Stubs

Notice of Assessment
Create a Document Batch
Go to Templates
Click Document Batches tab
Click Create Document Batch
Enter:
Batch name
Description
Select included document templates
Click Save
You can preview, duplicate, edit, or delete batches.
3. Question Templates
Purpose
Broki supports two request types:
Document (file upload required)
Question (text response required)
Question templates allow clients to submit answers instead of files.
Examples:
“Who is your preferred solicitor?”
“Do you have a gifted down payment?”
“What is your planned closing date?”
Create a Question Template
Go to Templates
Open Question Templates
Click Add Question Template
Enter:
Title / Question
Description
Category is locked to Questions and cannot be changed.
4. Task Templates
Purpose
Task templates standardize repetitive operational tasks.
They can be used inside:
Mortgage File → To-Dos
Contact → To-Dos
Partner → To-Dos
Global To-Dos page
How They Work
When creating a task:
Select a template
Title and description auto-fill
Adjust and assign
This supports team efficiency and consistency.
5. Email Templates
Email templates are the most important template system in Broki.
They are used in:

Simple Email Builder (recommended for daily operations)
Build From Scratch Builder (newsletter/marketing)

Creates emails that look like normal Gmail or Outlook emails.
