Velocity Integration
What the Velocity Integration Does
The Velocity integration connects your LOS (Loan Origination System) to Broki so you can:
• Automatically create mortgage files in Broki when a Velocity application is submitted
• Pull updated deal data from Velocity into Broki
• Reduce duplicate data entry
• Keep your pipeline organized without retyping client details
Velocity integration does NOT replace Velocity. It complements it by allowing Broki to manage workflow, documents, communication, and automation while Velocity handles lender submission.
Webhook vs API (Very Important)
There are two separate pieces to the integration:
Webhook → File Creation
The webhook is responsible for automatically creating a file in Broki when an application is submitted in Velocity.
If the webhook is not configured properly, the file will NOT auto-create.
API Key → Data Sync
The API key allows Broki to pull updated data from Velocity after the file exists.
If the API key is wrong, the file may exist but data will not update.
Both are required for full functionality.
How to Connect Velocity
Step 1: Request API Access
When requesting your Velocity API access, it must be requested under the domain:
preview.broki.ca
If it is requested under a different domain, it may not function properly.
Step 2: Enter API Key in Broki
Go to:
Settings → Integrations → Origination Platforms → Velocity
Paste your API key exactly as provided.
Step 3: Configure Webhook in Velocity
Inside Velocity:
• Locate webhook settings
• Copy the webhook URL shown inside Broki
• Paste it into Velocity exactly as shown
• Ensure the correct webhook triggers are selected
The webhook URL must match character-for-character. No extra spaces.
When Velocity Integration Is Used
Velocity integration is used when:
• A new application is submitted → Webhook auto-creates the file in Broki
• You click “Pull” inside a mortgage file → API syncs updated data
• You want to reduce duplicate entry between systems
• You want to manage workflow in Broki but submit through Velocity
Known Limitations (Velocity API)
Some fields may not sync because Velocity does not provide them through their API.
Examples may include:
• Subject to Financing Date
• Certain deal-type fields
If Velocity does not provide the data in their API, Broki cannot pull it.
Finmo Integration
What the Finmo Integration Does
The Finmo integration works similarly to Velocity:
• Automatically creates mortgage files in Broki via webhook
• Allows Broki to pull updated file data via API
• Reduces duplicate entry
• Keeps pipeline synchronized
Webhook vs API in Finmo
Same architecture as Velocity:
Webhook → Creates file automatically
API → Pulls updated deal data
Both must be configured correctly.
Team ID Requirement (Finmo Specific)
Finmo requires a Team ID when connecting the integration.
This ensures that:
• Files are connected to the correct brokerage team
• Proper permissions are applied
• API requests are authenticated correctly
When setting up Finmo:
• Enter API key
• Enter Team ID exactly as provided
• Confirm webhook URL is pasted correctly
If the Team ID is incorrect, files may not sync properly.
When Finmo Integration Is Used
Finmo integration is used when:
• An application is submitted in Finmo → file auto-creates in Broki
• You manually pull updated data
• You want workflow handled in Broki but lender submission handled in Finmo
• You want document tracking and automation layered on top of Finmo
Common Integration Troubleshooting
If files are not auto-creating:
• Check webhook
• Confirm webhook URL matches exactly
• Confirm webhook trigger settings are enabled
If files exist but data is not updating:
• Check API key
• Confirm API key matches exactly
• Click manual Pull button
• Confirm API was requested under preview.broki.ca
Email Integration (Gmail, Outlook, Rackspace)
Broki allows you to send emails directly from inside mortgage files and contacts using your connected email account.
Supported:
• Gmail
• Outlook
• Rackspace (via Outlook configuration)
What Email Integration Does
Once connected, you can:
• Send emails from inside mortgage files
• Send stage update emails
• Use email variables
• Send document reminders
• Send automation emails
• Attach documents directly
Emails are sent from your own email address.
How to Connect Gmail
Go to:
Settings → Integrations → Email → Connect Gmail
During connection:
• You must approve ALL permissions
• If you skip a permission, sending may fail
If emails stop sending:
• Disconnect Gmail
• Reconnect
• Approve all permissions again
How to Connect Outlook or Rackspace
Rackspace typically runs through Outlook (Microsoft 365 configuration).
Go to:
Settings → Integrations → Email → Connect Outlook
Approve all permissions during OAuth authentication.
Rackspace users:
• Ensure your Rackspace mailbox is configured under Microsoft 365
• Connect through Outlook option

• No need to switch tabs between Broki and email
• Emails logged inside files

• Cleaner client communication history
When Integration Should Be Used
Use LOS integration (Velocity/Finmo) when:
• You want automatic file creation
• You want to reduce duplicate entry
• You want Broki as your workflow system
Use Email integration when:
• You want automated stage updates
• You want document reminder emails
• You want automation-based email sequences
• You want all communication tied to the file

Velocity and Finmo integrations are designed to complement your LOS, not replace it.
Webhook creates files.
API syncs data.
Both must be configured correctly.
