1. What the Commissions Feature Is
The Commissions tab inside a mortgage file allows you to record, track, and manage every component of the income you earn on a file — from finder's fee and volume bonus to broker fees and MPP. The system automatically applies your configured brokerage and franchise split so you always see your actual net amount.
Per-file tracking | Record commission details on each individual mortgage file as soon as you know the deal is closing. |

2. Configuring Your Commission Split
Before creating any commission entries, configure your split in the Commissions configuration. Each user can have their own individual split configuration.
📍 Commissions section → Configuration tab
Go to the Commissions section on the platform sidebar (or via Settings).
Click the Configuration tab.
Enter your broker split percentage — the percentage your brokerage takes from your commission.
Enter your franchise split percentage — the percentage a franchise network takes (e.g. a DLC network fee).
Click Update Configuration to save.
Every user on the platform can configure their own individual split. If different brokers on your team have different splits with the brokerage, each person sets up their own configuration.
3. The Net Split Toggle — Applied to Net Amount
Some networks apply the franchise split not to the gross commission, but to the net commission after the broker split has already been deducted. This toggle accounts for that.
Example: A brokerage takes 5%, leaving 95%. If the franchise then takes 5% of that 95% (not 5% of the full gross), toggle this ON.
Result: The effective net is 90.25% (95% x 95%) — not 90% as it would be if both were simply deducted from the gross.
If both splits are simply deducted from the gross, leave this toggle OFF.
If you are with a large franchise network like DLCG and your franchise fee is applied after the brokerage split, this toggle should be ON. If you are unsure, check with your brokerage or broker of record.
4. Creating a Commission Entry — Standard vs. Custom
📍 Pipeline → open file → Commissions tab → Create First Entry
When you are ready to record the commission for a file (typically once you know the deal is closing), click Create First Entry. You will be asked to choose between Standard and Custom Breakdown.
Standard | A simple single-amount entry. Enter the total gross commission amount and the system calculates the net based on your configured split. Use this if you just want to track the total and mark it paid or outstanding later. |
Custom breakdown | A detailed entry broken down by component — finder's fee, volume bonus, broker fee, MPP, scorecard bonus, and any other income. Use this if you want to track each component individually and know exactly which parts have been paid and which are outstanding. |
5. Standard Entry
Select Standard when creating a new entry.
Enter the commission as either basis points or a percentage (e.g. 100 basis points = 1%).
The system calculates the net amount based on your configured split.
Use the received/outstanding tracking to mark it paid when payment comes in.
You can split the entry between team members (see Section 7).
6. Custom Breakdown Entry
Select Custom Breakdown for a detailed breakdown of all commission components on the file.
Available components
Finder's fee | The base referral/origination fee from the lender — enter as basis points or a dollar amount. |
Volume bonus | Additional bonus from the lender based on volume — enter as basis points. |
Broker fee | Any fee charged directly to the client (e.g. for private or alternative lending) — enter as a dollar amount or basis points. |
MPP | Mortgage protection plan commission — enter as a dollar amount if you know the exact figure. |
Scorecard / other bonuses | Any additional lender bonuses, scorecard incentives, or other income — add as many components as needed. |
How to create a custom entry
Select the mortgage amount (should auto-fetch from the application).
Toggle between dollar amount or basis points for each component depending on how you know the figure.
Enter the value for each component.
The system calculates the total gross and applies your configured split to show the net.
Click Create Entry.
7. Splitting Commissions with Team Members
If you are working a file with another broker or team member and splitting the commission, you can create separate commission entries for each person directly from within the file.
When creating an entry, select the team member you are creating it for.
Specify the percentage or amount each person is receiving.
A separate commission entry is created for each person.
Each person's entry appears under their name/filter in the global Commissions dashboard.
Example: A 50/50 split on a file generates two entries — one for each broker at 50% of the total.
8. Co-Brokering to External People
If you are co-brokering with someone outside your team (a referral partner, external broker, etc.), you can also record how much of the total commission is going to them and how much you are retaining.
In the commission entry, note the co-broker amount.
The system shows what you are actually receiving net of the co-broker share.
9. Tracking Outstanding vs. Received Amounts
Once a commission entry is created, you can track which components have been received and which are still outstanding — directly on the file or from the global dashboard.
Updating received amounts on a file
In the Commissions tab of the mortgage file, click the dropdown on the commission entry.
Edit each component to mark it as received.
Example: If you received the finder's fee but not the volume bonus, mark the finder's fee as received and leave the volume bonus outstanding.
The outstanding total updates automatically.
From the global dashboard
Go to the Commissions section on the platform sidebar.
All files with outstanding commission entries appear here.
Click the dropdown on any file to update the received/outstanding status for individual components.
10. The Global Commissions Dashboard
📍 Platform sidebar → Commissions
The global Commissions dashboard shows a summary of all commission entries across all your files that are still outstanding — your full income receivables at a glance.
All files with at least one outstanding commission component are shown.
The total outstanding across all files is displayed at the top.
You can expand any file to see and edit the individual components.
Once all components on a file are marked as received (and the received amount equals the net), the entry moves to the Paid History tab automatically — keeping your dashboard clean.
11. Marking Commissions as Paid
To mark a commission as fully paid in one step, click the green Mark as Fully Paid button on the entry.
This marks all components as received and moves the entry to Paid History.
Alternatively, update individual components as they arrive — the entry moves to Paid History automatically once the total received matches the net.
12. Filtering and Exporting
Filter by team member | View commissions for a specific broker or team member only. |
Filter by year | Narrow down to a specific year for annual income reviews or reporting. |
Export | Export commission data to a CSV for accounting, reporting, or external review. |
Add entries from dashboard | You can also create new commission entries directly from the global dashboard without having to navigate into each individual file. |
